Pebblecreek Development in Goodyear AZ Sees 6% Addition of Residential Listings

By the end of November, the Pebblecreek development in Goodyear, AZ posted a total of 411 active for sale homes this year, and the 300,000-399,999 price category recorded one of the highest numbers of houses for sale with 167 properties. When compared to the same time range last year, which reported 388 homes for sale, Pebblecreek posted a 5.9% increase in the total inventory of active residential listings, a year-to-year net rise of 23 properties. The average active list price year to date of $360,942 posted an increase of 3.9% above the average list price of $347,472 from this period during 2015. The cumulative days on market (CDOM) for active for sale homes in Pebblecreek was 80 days through the month of November, a 4.8% reduction from the average compared to the same reporting period in 2015. Residential listings are requiring less market time this year on average.

The Pebblecreek Goodyear reported 229 residences sold year to date as of November 2016 as the average closed sales price of $324,075 posted a net gain of .4% from this time range last year. The total volume of sold listings in Pebblecreek had a 0.4% fall from the same period last year, which had 230 sold residences, a year-over-year net decline of 1 completed sale. Cantamia Subdivision Goodyear Records Improvement with Listed Real Estate Price

Cantamia showed 19 property sales year to date through the month of November 2016, and the average closed sales price of $273,408 rose 3.3% over the average closed price of $264,686 from the same time range during 2015. The overall amount of sold listings in Cantamia had a 40.6% reduction over the same period one year ago, which showed a volume of 32 homes sold, a year-over-year reduction of 13 completed sales transactions. The 300,000-399,999 price range reported one of the greatest numbers of property sales this year with 6 completed purchases.

Through November, Cantamia has seen 35 active listings during 2016. With 12 residences for sale the 300,000-399,999 price bracket reported one of the largest numbers of properties. When compared to this time period during 2015, which saw 56 residences for sale, Cantamia saw a 37.5% drop in the overall active listings inventory, a year-over-year net reduction of 21 properties. The average year-to-date active list price of $291,800 saw a gain of 4.5% above the average listed price of $279,274 from the same time period during 2015. The cumulative days on market for active residences for sale in Cantamia was 146 days through the month of November, which is a 20.7% reduction in comparison to this time period a year ago. Properties for sale are staying on the market less days this year on average.

Centerra Neighborhood Goodyear Records 11% Improvement with Price of Properties Listed

As of October 2016, the Centerra community in Goodyear has seen 57 actively listed homes this year. The 200,000-249,999 price category saw one of the largest numbers of residences for sale at 24 listings. The total number of active residential listings in Centerra experienced a 3.6% advance from the same time range one year ago, which posted 55 properties for sale, a year-to-year net increase of 2 residential properties. The area's year-to-date average active listed price recorded a net gain of 11.2% compared to this period last year, rising to $209,714. Properties for sale are taking fewer days to sell this year on average. Compared to the same time range in 2015, the cumulative days on market for actively listed properties in Centerra was 48 days, a decline of 18.6%.

Through October 31, 2016, the Centerra Goodyear showed a total of 38 home sales year to date. The average closed sales price of $200,447 showed a gain of 7.7% from the same time range one year ago. When compared to the same period one year ago, which recorded 42 sold properties, Centerra experienced a 9.5% fall in overall number of sold residential listings, a year-to-year net decline 4 completed transactions. Goodyear Arizona Logs 5% Addition in Residences Sold

Through October 2016, Goodyear saw a total of 1,687 house sales year to date. The average sales price of $260,832 gained 4.7% over the average price of $249,248 from the same time range in 2015. Compared to the same time range in 2015, which reported 1,603 properties sold, Goodyear showed a 5.2% advance in overall volume of sold residential listings, a year-over-year net advance 84 closed sales. The 200,000-249,999 price range showed one of the greatest numbers of closed sales this year with 469 completed purchases.

Goodyear reported a total of 2,700 active for sale homes in 2016 through the month of October. The 200,000-249,999 price category showed one of the highest numbers of residences for sale with 676 properties listed. The total inventory of active listings in Goodyear saw a 0.7% gain compared to the same reporting period a year ago, which reported 2,682 for sale properties, a year-to-year net rise of 18 residential properties. The average year-to-date active list price showed a gain of 5.0% compared to the same period last year, rising to $288,587. The cumulative days on market (CDOM) for actively listed homes in Goodyear was 73 days through October, which is a 11.0% fall in comparison to this time range one year ago. Listed homes are staying on the market less days this year on average.
