The real estate market in Laveen was strong in 2016. The average sales price of homes sold in Laveen rose 8.9% over 2015, going from a 2015 average of $198,700 to $216,400 in 2016. The number of homes sold also increased by 106 completed sales. Houses priced in the $200K-$250K range saw the most sales activity during 2016, accounting for 311 of the 980 homes sold during the year.

The month of December 2016 showed a reduction of 5.4% in number of closed home sales but 9.5% growth in sales price compared 2015. This may be an indicator of sales prices beginning to flatten as supply outpaced demand year over year. For comparison, the number of homes sold in December 2015 compared to 2014 had a massive 73.6% increase accompanied by a 13.5% expansion is sales price.

Rogers Ranch Neighborhood in Laveen Sees Gains with Asking Prices of Listed Homes

The Rogers Ranch subdivision in Laveen Arizona had a total of 150 active properties listed in 2016 through Nov-30. With 59 residences for sale the 200,000-249,999 price bracket saw one of the largest numbers of listings. The total amount of active residential listings in Rogers Ranch showed a 5.7% fall when compared to this period a year ago, which posted 159 for sale properties, a year-to-year drop of 9 residential homes. The area's average active listed price year to date recorded an advance of 8.5% when compared to this reporting period during 2015, reaching $197,687. Listed for sale homes appear to be taking less days to sell this year on average. Compared to the same time range a year ago, the cumulative days on market for active for sale homes in Rogers Ranch was 50 days, a reduction of 32.4%.

The Rogers Ranch Laveen has seen a total of 114 residential listings sold year to date through November 30, 2016 as the average closed sales price of $190,653 showed an increase of 7.1% over the average closed price of $178,013 from the same time range during 2015. The total amount of sold listings in Rogers Ranch experienced a 2.6% decline from the same period one year ago, which posted 117 properties sold, a net decline of 3 completed transactions. Laveen Arizona Gains 14% in Total Houses Sold

Laveen saw 893 home sales year to date as of November 2016. The average price of $214,582 posted a net gain of 8.9% from the same time range in 2015. When compared to the same time range in 2015, which showed 782 sold homes, Laveen saw a 14.2% increase in total volume of sold residential listings, showing a net increase 111 closed sales. The 200,000-249,999 price range had one of the highest numbers of completed sales this year at 275 closed transactions.

Through November 2016, Laveen reported a total of 1,385 active properties for sale so far for the year, and the 200,000-249,999 price category posted one of the highest numbers of houses for sale with 461 units. The overall number of active listings in Laveen posted an 8.8% increase over the same time period during 2015, which had 1,273 for sale properties, a year-over-year net advance of 112 homes. The area's average year-to-date active list price of $236,484 recorded an increase of 9.8% over the average list price of $215,365 from this time period one year ago. The average days on market for active for sale homes in Laveen was 62 days through November. This is a 7.5% reduction when compared to this time range one year ago. Laveen Farms Homes For Sale Price Reports 16% Gain

As of October 31, 2016, Laveen Farms showed 160 properties sold year to date, and the average closed sales price of $210,049 recorded an increase of 16.0% over the average closed price of $181,065 from the same time period during 2015.  The 200,000-249,999 price bracket reported one of the highest numbers of homes sales this year at 61 completed transactions.

As of October 31, 2016, Laveen Farms recorded a total of 256 actively listed homes so far for the year. With 118 houses for sale the 200,000-249,999 price category recorded one of the highest numbers of listings. The total amount of active residential listings in Laveen Farms saw a 48.8% advance compared to the same reporting period during 2015, which showed 172 homes for sale, a year-over-year net advance of 84 homes. The area's average active listed price year to date of $214,514 posted an increase of 6.8% over the average list price of $200,804 from the same time range one year ago. Listed homes require more time to sell this year on average. In comparison to this period during 2015, the cumulative days on market (CDOM) for active homes for sale in Laveen Farms was 58 days, a gain of 31.8%.

Avalon Village Subdivision in Laveen Logs 15% Expansion in Listed Home Pricing

By the end of October, the Avalon Village neighborhood, located in Laveen near Baseline and 67th Ave, has seen a total of 22 actively listed for sale houses so far for the year. The $140K-$160K price range posted the largest numbers of homes for sale with 7 listings. The total number of active homes for sale in Avalon Village experienced a 37.1% drop when compared to this period last year, which posted 35 for sale homes, a year-to-year net decline of 13 listings. The average active list price year to date rose 14.7% from the same time period in 2015, reaching $160,600. The average time to sell a home in Avalon Village was 36 days through October, which is a 32.1% decline when compared to this time period last year. Listed properties are requiring less market time this year on average, which means the homes in this subdivision are priced below the overall market in Laveen and may be a good neighborhood for first time home buyers.

Also through October, Avalon Village has seen 20 houses sold year to date, averaging a closed sales price of $149,000, which is a gain of 7.7% over last year's $138,500 average price from this time period in 2015. Last year 28 sold properties were sold through the end of October. In 2016, Avalon Village saw a 28.6% decline in overall number of sold listings, a year-to-year net decrease 8 closed home sales .
